The Neighborhood

Biscayne Islands is the first island you will encounter when you head to Miami Beach when you go there via the NE 15th Street in Downtown Miami. This small island located just west of Miami Beach and east of Downtown Miami, is one of the premier neighborhoods in the city due to the fact that it is in the middle of these two active hubs of the city.

Contrary to popular belief, this island is not actually part of Miami Beach but rather of the City of Miami primarily because it is nearer to the mainland.

This island is just a few minutes away from the hustle and bustle of the Central Business District, but is also just as near to the pristine beaches and amazing sights, sounds, and experiences that can be found on Miami Beach.

In short, this is one of the best places to live in since you can enjoy the best of both worlds while at the same time, live on an island that is not as crowded or as busy as these two places.

This comes at a premium however, with prices here being somewhat exorbitant when compared with properties located on other parts of Miami. People still love living on this island due to the convenience it gives them of having two of the best parts of Miami just at their doorstep.

Things To Do

Biscayne Island is a small enclave that is probably too small, and too pricey, for businesses like restaurants to thrive in. There are however numerous restaurants nearby that residents of this community can enjoy, most of which are located in Omni, Downtown Miami, and Edgewater, which is just across the channel.

Since Biscayne Island is a rather small community with very little space, there are no schools here. Instead, families who choose to live here can send their kids to schools nearby, like these good educational institutions found in neighboring communities.

Real Estate Trends

Biscayne Island is the westernmost island in the Venetian Islands of Miami Beach. Although these islands are supposed to be part of Miami Beach, the closeness of Biscayne Island to the mainland has deemed it part of Downtown Miami. Homes here are a combination of condo buildings, apartments, and single-unit residences with numerous bedrooms. Since the island is rather small, only a few people can actually live here.

Property here can be rather expensive, given the prime location of the island, which is between Miami Beach and the central business district of the county. This may be why median listing prices are at $470,000, with the median sales price usually being set at $915,000. Rental here is also rather high, with median rental rates at $1800 per bedroom in this neighborhood.

Most of the people living on this island are between the ages of 35 and 55, with a few retirees and a number of youngsters rounding out the population. Less than half of the residents are married, but a staggering 92% are college educated.  Surprisingly enough, almost 70% of those living here own their homes, with the rest of the residents renting.
