Palm Grove is a huge and eclectic historic neighborhood within Miami. It is a sub-neighborhood of Upper Eastside.

The Neighborhood

Located west of the Biscayne Boulevard, nestled between the NE 77th Street and Ne 54th Street, a little to the south of Little Haiti, Palm Grove is one of Miami’s historical districts that date back to the early 1920s.

The community is bounded to the south by NE 58th Street, to the north by the Little Haiti neighborhood, to the west by the Florida East Coast Railway and to the east by the Biscayne Boulevard.

Palm Grove was one of Miami’s most significant areas from 1921 to 1959 – a time when residential properties in the area became the major representation of middle class lifestyle of Miami. Homes were predominantly bungalows and multi-family complexes.

The neighborhood was designated as a historical district in 2009. Palm Grove is a sub-district of the edgy and historic Upper Eastside neighborhood.

Things To Do

Upper Eastside has lots of parks that residents can visit including Morningside Park, Baywood Park, Legion Park, Manatee Bend Park, Pelican Harbour Park and Military Park.

The recently opened Ironside is an urban art and design district that locals and tourist often head out to. The district offers several architectural showrooms, art galleries, multipurpose spaces and a public piazza.

Location Real Estate

While there are currently no homes for sale in Palm Grove, the community of Upper Eastside have a number of properties that investors can choose from.

The edgy community of Upper Eastside has a large percentage of single or never married individuals. This is a great contributing factor to the number of homeowners in the neighborhood. Only 36% of the homes are owner-occupied and the rest are either vacant or rented out.

There are many residents between the ages of 25 to 49 years old, with the median age being 40 years old. Many of them are employed with a median household income of $44,563.

While not all got their degrees from the schools within the neighborhood, about 49% of the residents have college degrees.

Upper Eastside real estate is stable, with only a few changes in its price points. In the past year, median sales price did not change. It remained at $374,500 based on 28 home sales. Average price per square foot slightly dropped from $296 to $285 during the same period. Rentals also dropped by 6% in the past month from $3,150 to $2,975.
