The Neighborhood

Town & Ranch Estates is considered one of the most sought after addresses in the area, and this is because of its old-world charm coupled with a location that is hard to beat. Situated near the border of Gables by the Sea, and just next door to Coral Bay Park as well as the Gulliver Academy, this makes it convenient for residents here since it allows them easy access to the rest of Miami via Old Cutler Road, which is one of the borders of this neighborhood. The community stretches from SW 120th Street then down Pine Needle Lane, on to Rolling Road Drive, then down again to SW 128th Street via SW 62nd Avenue and on to Old Cutler Road.

The homes here are single family residences that were constructed in the 60’s, and the architecture of that time is reflected in the many houses that can be found in this enclave. Homes here have floor areas that measure somewhere between 4,000 to 15,000 square feet, with land areas at a little under an acre to an acre and a half in size. Most of these residences have manicured lawns, swimming pools, circular driveways, and other luxury amenities.

The properties that are situated here are often resided in by those who purchased these. In short, only a few of these mansion-like houses are being rented out. While houses were built around 4 to 5 decades ago, the area did not get that populated until the mid-90’s. Most of those who moved here in their 20’s opted to stay on, as evidenced by the median age of residents here, which is 46.

Town & Ranch Estates is strategically positioned in an area that makes it easy for residents to either drive to their favorite hangouts, cafes, or restaurants. They can also have food easily delivered to their doorstep since these homes are not that difficult to get to.

Located along Old Cutler Road, this community epitomizes both convenience and luxury in a neighborhood that is near the water, near parks, and near main roads. Aside from these conveniences, the homes here exude a charm that is rare in this day and age, and this is due to the architectural inspirations that were used in the construction of such elegant abodes. Add to this the tree-lined streets and the quiet atmosphere, and you have the perfect place to call home.

Homes in this neighborhood are in no way considered small, and there are no multi-family structures in the area as well, with only single family homes dotting the properties here. You can expect residences here to have at least 4 bedrooms, with the more sizable ones having up to 9 or 10 rooms each. As with most luxurious residences, these large estates often have additional amenities in them, such as game rooms, swimming pools, and multi-car garages.

The properties that are being sold in this neighborhood are usually listed at prices that can be easily called exorbitant, but you do get your money’s worth when you see the elegance and opulence of the residences here. Listings for homes here are often at upwards of a million dollars, with the bigger mansions being priced at 8 to 9 million each. Going prices however are usually lower by a few hundred thousand upon selling.
