East Perrine is an area in Palmetto Bay Miami that stretches from SW 92nd Avenue to Old Cutler Road. This is a neighborhood that is near the water, giving the area a nautical feel.

The Neighborhood

The area known as East Perrine is found in the Village of Palmetto Bay. This residential district combines the charm of a regular neighborhood with that of a residential area located near the water. This locale is just a short distance from Biscayne Bay, and is also just a short way from the South Dixie Highway.

Those who live in this area are generally in their late thirties to late forties, with families choosing this area particularly because of the huge number of schools nearby, not to mention homes that come with 3 to 4 bedrooms. Majority of the homes here are owned by those who live in them, with a staggering 99% home ownership in the area. A huge percentage of the population also consists of married couples, with more than half having graduated college as well.

The area has a very low crime rate, which is probably why it is perceived as an ideal location to raise a family in.

Most complaints that the authorities get from this region are domestic disputes and the sighting of suspicious individuals. Most of the homes here were built in the early 1970s, hence the classic family home look that most residences have. These old yet sturdy homes have undergone renovations and remodeling in order to bring these into the present.

Things To Do

This area is a pretty quiet neighborhood where people choose to live when raising a family is on the mind. This does not mean however that there are no places to eat or have fun in this part of town.

Most of the homes here are refurbished or renovated homes that were built in the 70’s and come in three to four bedroom floor plans. There are few low-rise condos in the area however.


East Perrine shares a number of schools with Palmetto Bay and West Perrine, with educational institutions for kids from pre-school, to senior high found here.

East Perrine is a neighborhood that consists mostly of homes built in the 70’s, with most structures having three up to four bedrooms. Homes here are usually listed at $448,000 to $587,000 with homes usually being sold at a slightly lower price but still within this ballpark. While most homes here are owned, the few that are being rented out usually have prices that range from $637 to $977 per bedroom. The higher priced units are usually those that are nearer the water.

While most of the structures found here were constructed sometime between 1974 and 1979, there are a few that were built in the mid-80’s. These homes are lived in by residents in their early to mid-thirties, up to their late forties. Majority of these homes are occupied by families, and is seen as an ideal location for raising a family in. This is due to the low crime rate as well as the atmosphere of the place.

People who choose to live here often do so because it is clean, people are friendly, and it is a very peaceful neighborhood. It is also a very walkable community, and is conveniently near a lot of the basic needs people have, like schools, stores, and the like.
