The Neighborhood

Cutler is a census-designated area located within the Village of Palmetto Bay. This area is rather near the water, and is just beside the Deering Estate and Deering Glade Preserve. This locale is a rather diverse community where various nationalities have found themselves settling into. It is a community that found itself becoming more populated at the turn of the millennium.

The median age of residents in Cutler is around 45, with a sprinkling of people in their mid-thirties and some families with young children. Around 84% of the homes here are being occupied by those who purchased them, with the rest being rented out to tenants. A huge majority of those who live here are married, and around 70% of the residents in this area of Palmetto Bay are college educated.

Almost all of the homes here are single homes that were built in the mid to late 1970s. This could probably account for why families and middle-age residents choose to stay here since this kind of a home gives off that nostalgic, family-friendly vibe.

Majority of the homes here are renovated and remodeled single houses that were built in the late 70’s, with almost no multi-unit homes in the area.

Cutler is an area in the Deering Bay/Palmetto Bay region that features renovated and refurbished homes built in the 1970’s. Homes here are mostly occupied by homeowners, with only 16% of such houses being leased to tenants and 84% being lived in by its owners. Homes here are usually listed at prices between $$629,000 and $825,000 with most homes usually selling for lower, with sale prices at $540,000 to $715,000. These prices are probably due to the fact that the area is near the water and the Deering Estate.

Most homes here were built between 1975 and 1978, but Cutler got populated only in the mid to late 1990s. Most of the residents here are between the ages of 40 and 50, which basically shows that those who settled here in their 20’s opted to stay up to this day. The main reason why residents choose to stay for the rest of their lives here is due to the very low crime rate in the community.

Also worth noting is the fact that people here enjoy living in this neighborhood because of its walkability, peacefulness, and diversity. People here also share a number of interests that include volunteering, fitness, movies, hanging out with friends, and dancing.
