Biscayne Point is located in North Beach and is one of the neighborhoods there. This community actually consists of three islands that are connected by bridges.

The Neighborhood

Biscayne Point is a community that is located just north of Normandy Shores, and is an area where a huge number of single family homes are situated along waterfront properties. This is because of the unique shape of the three islands that make up this enclave. This neighborhood can be reached from Collins Avenue on North Beach via a couple of roads, namely 77th street and 85th Street. The other two islands are connected to the one near North Beach via S Biscayne Point Road.

Aside from homes, this community has a couple of parks within its borders, and these are the Stillwater Park to the north and the Crespi Park to the south. The median age of people living on these islands vary according to where they are situated on these. It was found that the median age of those living on the outcropping arms of this island group is 47, while the median age of those living nearer to North Beach is 27. It has also been noted that there are more people living in the area that is bordered by Crespi Avenue and Hawthorne Avenue than there is on Stillwater Drive and on the other two water facing islands.

Biscayne point is about 102 hectares big, and has a wide variety of homes on it that include small two bedroom residences, standard 3 to 4 bedroom homes, and rather large five to sixteen bedroom houses. There are also apartment buildings and low-rise condominium options here that offer one bedroom to three bedroom units. A lot of the homes that are located along the waterfront have their own marinas and decks that take advantage of the amazing water access and views.

Real Estate Trends

The community known as Biscayne Point is a neighborhood that consists of a rather diverse people and homes. The residences that are found near the North Beach side of this enclave are occupied mostly by renters, with a staggering 90% of these being leased out, while those who live in the outcropping islands are mostly occupied by the homeowners, with around 86% of the houses here being lived in by their owners. The age demographics of these two sides of the community also shows that younger individuals are in these rented homes while most homeowner occupied houses are lived in by people in their mid to late 40s.

Homes in this area are not considered too expensive since a 2 bedroom apartment here can cost around $250,000. The larger homes and those that are situated near the water are the ones that can get rather pricey since these usually have facilities that enable residents to enjoy the water which is literally at their doorstep. These houses usually cost somewhere around $1.5 million for a two bedroom setup and $4 million for five bedroom homes.

Residents who choose to stay here often do so for a number of reasons, some of which include the uniqueness of the place and its close proximity to both the beach and the bay. Some choose it because it affords them a lot of privacy due to the rather secluded parts of the community. Still a few more love living here because it is quiet, clean, and is a good place for diversity.
