Real Estate Trends

In the past year the median sales price of all properties in Edgewater Miami declined by 8% from $360K to $330K because of the decline in sales of 3-bedroom properties. Two-bedroom properties, on the other hand, increased its median sales price by 7% from $375K to $406.5K.

Average price per square foot went down from $359 to $354 but developers believe that the reductions in home prices are only temporary as Edgewater would see influx in population. Edgewater Miami is making its name in Miami for its safety and convenience and this is attracting young families to move in the neighborhood. This influx will eventually drive the prices up.

Median rent is currently at $2,250, reflecting a 5% increase in median rent per month. The positive movement of the rent in the neighborhood is due to the large percentage of single individuals who prefer to rent rather than have their own property.

Edgewater residents have a median household income of $46,586, a reflection of the continued growth of the neighborhood.
