The Neighborhood

Hammocks is bounded on the north by SW 88 Street, on the east by Old Cutler Road and on the west by SW 57th Avenue. The neighborhood of Hammocks is located west of Old Cutler and Gables Estates. It is to the north of Snapper and Hammock Oaks.

Going around town is easy because Coral Gables has a free trolley service that runs along Ponce de Leon Boulevard. Metro Bus, which has routes throughout the neighborhood, also served Hammock Oaks residents.

To reach Downtown Miami, locals commute via the Miami Metrorail at Douglas Road and University stations.

Downtown Miami and Miami International Airport are 30 minutes away from Hammock Oaks, while American Lines Arena and South Beach are 40 minutes away.

Homes for sale in Hammocks vary depending on the age, size and location of the property. Bigger properties with updated homes are more expensive. For example, an 8,900-square foot property with 6 bedrooms and 7.5 baths has a selling price of $6 million.

Hammocks properties have a median sales price of $3.3 million, reflecting a 3% increase in its year-over-year performance. The average price per square foot also appreciated by 3% to $653 compared to its value last year.

Median rent in the neighborhood suffered a 13% drop over the same period at $13,000. Despite decreasing in value, the rate is still very competitive because the neighborhood is mostly owner-occupied at 88%.

The neighborhood consists mostly of married couples with a median age of 27 years old. Median household income of $250,000 remains one of the most competitive in the area.

Hammocks also prides itself by having as much as 81% of its residents with college education.
