The Neighborhood

The town of Highland Beach was incorporated in 1949. It is bounded to the east by the Atlantic Ocean and to the west by the Intracoastal Waterway.

It has the neighborhoods of Delray Beach to its north, Hillsboro Beach to its south and the City of Boca Raton to its southwest.

It is a tiny oceanfront town with the most expensive homes. While there are only more than 3,000 residents, the number doubles during peak season as the community is a sought after tourist destination for several years now. This is also the reason why many of the businesses in Highland Beach are greatly focused on tourism. Some of the businesses only open their shops during the high season.

As soon as the visitors and seasonal residents head back to their homes, Highland Beach is a quiet place to live in.

The community is a known enclave for urban sophisticates – older, financially stables and established individuals who have great appreciation of the arts, travel and sophistication of rural town living.

Majority of the population is made up of married individuals. More than half of the population has college degrees, with a high percentage having law, doctorate and master degrees. This greatly contributes to the community’s median household income of $106,250.

A white-collar town, Highland Beach’s residents hold good positions in the management, sales and administrative support industries.

About 90% of the residents are homeowners, while only a few are renters. Renters pay an average monthly rent of $2,500, significantly lower than the neighboring Hillsboro Beach rental rate.

Properties in Highland Beach have a median sales price of $340,000, representing 57% drop in its year over year performance. Its average sales price per square foot also greatly depreciated by 32% to $300 in the past year.
