The Neighborhood

Allapattah is a neighborhood that is just west of Wynwood and north of Little Havana. This area is bordered by the Miami River in the south and the Airport Expressway to the north. This part of Miami is just a short drive away from the Miami International Airport, and is in fact, just 5 miles away from it. This part of the county is known for its textile industry as well as for the Produce Market, which is the biggest outdoor food distribution outlet in the city.

The neighborhood is a great place to live in when you are in the textile business, are looking to get into the textile industry, or simply want to try garment manufacturing. Whatever you choose to do here, you will be happy to know that majority of the residents here love the neighborhood for its uniqueness, the many stores here, its walkability, and the many parks that dot the area.

Allapattah is a mixed bag when it comes to the ages of the people who live here. You get an older population to the north, with most retirees in the neighborhood living here, and younger couples with kids to the southern and western parts of town.

Allapattah is conveniently situated a few miles away from the airport and right next door to the arts and fashion district of Miami, which is Wynwood. This locality is the best choice for those who want to break into the textile and garment manufacturing industry since this is where most people go when they are looking for companies to help put together their clothing lines and the like.

Homes here are often cheaper than those found in Wynwood and nearby Miami Springs, with median listings at a low of $110,000 and a high of $243,000. Most homes here are being rented out however, with around 80% of homes here being lived in by renters. Certain parts of the community are mostly occupied by married couples, while a few have mostly single individuals in them.

Rental rates here are not that high either, with residences usually going for rates between $500 and $900 per bedroom. For those who want to buy property here, prices per square foot is between $50 and $120, although a few properties near the river can go as high as $140 per square foot due to its closeness to the river.
