Lauderdale by the Sea is a town that belongs to the Broward County. It is an oceanfront neighborhood that continues to attract throngs of local and international tourists year after year.

The Neighborhood

The land that is now known as Lauderdale by the Sea was first owned by William F. Morang, a developer from Boston. Morang did not develop much of the land, which was later on acquired by Melvin I. Anglin.

Anglin, who was Lauderdale by the Sea’s first mayor, is a contractor and real estate investor from Indiana who eventually developed the beachside community.

Lauderdale by the Sea’s first incorporation was in 1927 but it was later on revoked by the state after seven years. It was reincorporated as a city in 1947.

By 1960, the town served as home to 1,300 settlers. It doubled by the turn of the century and has since continued growing to accommodate home buyers looking to live in a beachfront property in a tranquil setting.

Despite the rising demand for beachside hotels and high rise condominiums, Lauderdale by the Sea kept its small town appeal by setting strict limits on the building height.

The town occupies a barrier island area between the Intracoastal Waterway to the west and Atlantic Ocean to the east. It has the Fort Lauderdale City to the south and the Pompano Beach to the north.

Palm Beach is 33 miles south of Lauderdale by the Sea while the best island communities of Miami are about 30 miles to the north.

The town is centrally located with the State Road A1A passing the area from north to south. Commercial Boulevard is the only eastern road that goes into the town.

Residents benefit from the town’s free shuttle service – the Pelican Hopper. Greyhound Bus Lines has a station in the nearby Fort Lauderdale.

The neighborhood also has great access to several airports. The busy Fort-Lauderdale-Hollywood International Airport is a short mile away. Other airports near the town include Palm Beach International Airport and Miami International Airport.

One of the major tourist attractions of the town is its award-winning beaches, which made Lauderdale by the Sea the Beach Diving Capital of South Florida.

Anglin’s Pier is a favorite spot among anglers and tourists. The town has its own Community Center and offers its clients a variety of local amenities such as tennis courts, bocce ball courts, shuffleboards, basketball court and a children’s park.

Lauderdale by the Sea covers an area of 1.57 square miles. It is a quaint neighborhood that has 6,056 permanent homeowners. During peak season, the community serves as home to as much as 10,000 individuals who want to have taste of Lauderdale by the Sea.

While the town is a residential community, its major industry is retail, tourism and real estate. Locals have a median household income of $59,240.

Many of the residents are single or never married. The median age in the town is 58 years old and most of them have some form of college education.

A large percentage of the properties are owner-occupied. Renters pay an average of $2,300, showing a major drop from last year’s $3,900.

Properties for sale have a median list price of $339,500, representing a 19% drop from its $430,000 value in the past year. The average sales price per square foot did not fare as well in its year-over-year performance as it was cut down to $299 from $329.

Lauderdale by the Sea properties have median home value of $398,100 and is expected to appreciate by 0.7% more in the next couple of months.
